Traditional foundation work often requires open excavation, forming, soil disposal, concrete access and several return visits. That workflow can be disruptive on a landscaped bungalow lot, beside an occupied home or behind a house with only a narrow side passage. Helical piles establish support with rotary steel shafts, allowing the installation crew to work within a much smaller footprint.
Our screw pile process addresses several common problems found on developed East Toronto sites:
Scarborough’s landscape was shaped by repeated glacial and lake processes. Across the district, subsurface conditions can include compact glacial till, clay-rich lake deposits, silt, sand and gravel. The Scarborough Bluffs visibly expose this complex sequence, while creek valleys and ravine systems can introduce younger alluvial material, changing groundwater conditions and sloped terrain. Previously developed sites may add another variable through imported fill or earlier grading work. Because these layers can change over a short distance, a universal pile depth is not a reliable design approach.
Our screw pile and helical foundation equipment applies controlled hydraulic torque while each steel shaft is installed. The crew tracks the torque response throughout advancement and adds extensions when necessary. Installation continues until the pile reaches the criteria established for the engineered design, providing field documentation for the completed foundation system.
Lot access, topography, drainage and surrounding development differ considerably across Scarborough. These local examples show why the installation plan should be based on the actual property rather than a standard city-wide assumption.
Properties near the Lake Ontario escarpment can include significant elevation changes and layered deposits of clay, silt and sand. Sites close to a bluff, ravine or erosion-sensitive area may also require additional geotechnical, grading or conservation review before foundation work proceeds. Helical piles can reduce the amount of excavation on these constrained properties, but the final layout must respect all site-specific engineering and approval requirements.
Eastern Scarborough contains mature residential lots, creek corridors and terrain that rises and falls toward Lake Ontario. Backyard additions and decks may be surrounded by established trees, fences and finished landscaping, while properties closer to a valley can have different drainage and groundwater considerations. Much of inland Scarborough is associated with glacial deposits that may be firm at depth but variable near the surface. Helical piles can be used as an engineered foundation system when the proposed design and permit documents comply with the applicable requirements. Permit approval and final acceptance remain with Toronto Building and the professionals responsible for the project.
Toronto states that a deck more than 60 centimetres above the surrounding ground requires a building permit. A low, uncovered platform at or below that height may be exempt, but the design must still comply with zoning, setbacks and any other applicable rules. Covered porches and more complex deck projects should be reviewed through the City’s permit process.
Often, yes. We first look for a route that works with our compact hydraulic rigs, including narrow gates and side yards. When a backyard is completely enclosed and ground access is not practical, crane placement can be coordinated to lift suitable installation equipment into position.
They may be a useful low-excavation foundation option, but properties near slopes, ravines, watercourses or the bluff system require careful site-specific review. Additional geotechnical information, Toronto and Region Conservation Authority involvement, grading restrictions or other approvals may apply. Installation should not proceed until the engineering and approval path for the property is confirmed.
The foundation is not designed to stop automatically at a standard depth. If near-surface material does not provide the required response, extensions allow the pile to continue deeper. Torque data is monitored during installation so each pile can be advanced until it satisfies the termination criteria set for the engineered design.
Yes. Because the pile itself is a steel foundation component and does not require a fresh concrete footing to cure, installations can often continue during freezing weather. Work still depends on safe site access, utility clearances and suitable operating conditions on the scheduled installation day.
