1. Stair-Step Cracks in Brickwork
One of the most obvious signs of foundation settlement is the “stair-step” crack. If you see cracks following the mortar lines in your exterior brick or stone in a zig-zag pattern, it means the foundation beneath that specific corner is sinking faster than the rest of the house.
The Fix: Helical underpinning brackets are attached to the footing to stop the downward movement and, where possible, lift the corner back to level.
2. Sticking Doors and Windows
Are you struggling to lock your front door? Do your windows feel jammed or “stuck” in their frames? When a foundation shifts, the rectangular frames of your doors and windows become “racked” (tilted into a parallelogram). Even a few millimeters of movement can make a door impossible to close.
3. Sloping or Uneven Floors
If you feel like you’re walking “downhill” in your living room, or if a ball rolls across your hardwood floors on its own, your floor joists are no longer level. This is a primary indicator that the load-bearing interior or exterior walls have settled into the soil.
4. Gaps Between the Walls and Ceiling
Look up at your crown molding or where the drywall meets the ceiling. If you see a widening gap or “daylight” appearing between the wall and the ceiling, the wall is physically pulling away as the foundation sinks. This often happens in the center of the home where heavy loads are concentrated.
5. Horizontal Cracks in the Basement Wall
While vertical cracks can sometimes be caused by simple concrete shrinkage, horizontal cracks are a serious structural warning. They often indicate that hydrostatic pressure (water in the soil) is pushing your foundation walls inward, or that the footing itself has snapped due to soil settlement.
